It might also be that the size and layouts of the commercial units in these buildings fit the demand better. The front-of-house areas tend to be a bit smaller than the Spring Garden equivalents (both this development in particular and along Gottingen in general - the commercial spaces tend to be less deep and are often narrower as well). Conversely the stores that have opened in/relocated to the Doyle would have struggled to find enough space in the Velo units. I'm also not sure that construction is finished on all of the Doyle and Roy commercial spaces yet. Another area that definitely has taken a long time to finish filling in the commercial spaces is Brunswick between Duke and Cogswell - most of those spaces have been finished for years and I don't think they're fully occupied yet.

Most of the commercial units in the Nova Centre are filled now but the hotel still hasn't opened.
