Oldcoote mentioned the fact that nothing has happened on this property, and that's true; even a few of the developments you mentioned, were on lots that languished for some time before.

I personally try to judge these things on a case-by-case basis. Developers are out to make money, so just because their last project added a lot of value doesn't mean we should just trust them to do well again. Queen and King would be a great site for office towers as (briefly) described, but I can't judge a plan that doesn't exist.
