This could yield something significant, but part of the plan to not include residential from my understanding is to avoid environmental impact studies and getting the public involved. The zoning is capped at 900 ft, so any change would have to go through the rezoning process.

The parcel itself is quite big, so it'll most likely be bulky in nature to fit all of that square footage. This is for commercial and mixed used elements along with resi regarding the height cap. Also square footage caps depending on the configuration of functionalities.
