This one will be under construction in no time

Last week, the sales office for 23 East 22nd Street—wonky 24-story sibling to the 60-story One Madison Park and the first contribution to the New York skyline from Dutch starchitect Rem Koolhaas—opened its doors down on Mercer Street in Soho. Why so far south for a building going up in the Flatiron District? Because 23E22 is a building that takes a lot of explanation (the narrow footprint, the cantilevers, the relationship with One Mad Park, etc.), and Koolhaas's Office for Metropolitan Architecture—which also designed the sales office—needed a big Soho gallery space to do the explaining. So how are they utilizing those high ceilings? Get this: OMA has built a replica of the building—to scale—and laid it on its side. So, for a building that already looks like it may topple over at any moment, they're showing buyers what it would look like...toppled over. Cheeky!

As for progress at the actual site, construction is a go. Developer Slazer Enterprises made roughly 476 katrilliongillion dollars next door at One Madison Park, so the company is building Rem's wraparound building no matter what. As a refresher, the buildings share the 22nd Street lobby. The CAA screening room is just above the lobby in the Koolhaas building, and the pool and Charlie Trotter restaurant is over in One Madison Park. There are 18 units in 23 East 22nd Street, and we hear that some buyers at One Madison Park (only the $45 million penthouse hasn't sold) are looking to flip their purchases and buy into the little brother. OK, enough talk, have a look at the place. If you stare at it long enough a unicorn appears.
