Ground broken for 40,000 square foot condominium office project in Midvale.

Creek Road Place, a new four-story Class A office building, has broken ground in the Fort Union area.

To be located at 7450 S. Union Park Ave. in Midvale, the new 40,000 square foot office building will include 10,000 square feet on each floor.

Creek Road Place is being developed by Creek Road Development, with Andrew Barfuss as principal of the project.

Offices in the project are being offered as condominiums for sale or lease.

"What I like about it is it's a project that's carrying a continuation of Class A finishes to the condominium market," said Doug Petty of Coldwell Banker Commercial NRT, sales agent for the project. "A lot of the office condominiums that we saw in years past that were built in the late `90s were more residential in construction. As we saw that market shift toward commercial construction, the properties held their values better, the demand was stronger, and this is just a continuation of that. To have a Class A office building available in a condominium market is a real plus."

Instead of typical office condominium finishes that have residential-type windows, doors and finishes, Creek Road Place will have a more commercial feel, with concrete flooring, commercial windows and finishes, and elevators. The open, two-story lobby entrance will have a vaulted ceiling.

All of the office space will be built out upon tenant demand and not as speculative office space.

"We're going to be letting demand in the market drive the divisions in the building," Petty said. "We could have a full-floor tenant, or four tenants on a floor. We just started marketing the building and have already generated some significant interest in the building. The floor plan lends itself well to a smaller division. We try to lay these out to be flexible and accommodate the large user as well as the small user."

The building will also have some limited underground parking and a basement that will have some storage capacity for tenants.

Construction is being doneby EK Bailey of Ogden and is expected to be completed by December. Architect on the project is Dixon & Associates.
