UC Hastings College of Law and South Carolina developer Greystar said Wednesday that they have broken ground on a $282 million mixed-use student housing project on the edge of the Tenderloin.

The 14-story, 356,000-square-foot building at 198 McAllister St. — designed by architect Perkins and Will — will include a mix of residential units with 667 beds, 50,000 square feet of office and academic space equipped with classrooms, an auditorium, trial and appellate courtrooms and 8,000 square feet of retail.

The project is expected to open in 2023 and will house about 670 graduate students, primarily from UC Hastings Law and UC San Francisco. The units will feature studios, one- and two-bedroom units . . . .

198 McAllister St. is Phase 2 in the college's plan to redevelop its two-block campus near Civic Center. The first phase finished in March with completion of the six-story Cotchett Law Center at 333 Golden Gate Ave. Phase 3 is slated for 2023 to 2025 and will focus on renovating UC Hastings’ 28-story Tower at 100 McAllister St.

The price tag for the two McAllister Street sites is about $450 million, all of which could be covered by tax-exempt bonds. Rehabilitating 100 McAllister St. will include a seismic upgrading of the 90-year-old building, plus adapting the unused “great hall” inside . . . .
