First floor retail/commercial, a six-storey parking podium, amenities on Level 7, then levels 8 to 30 would be home to 276 residential units.
The units will also range from 498-777sqft, so quite small for St. Catharines standards, but hopefully this means they will be more affordable than places marketed as luxury condos.

Too much parking. Ideally such parking (less of it) would be underground.
If there really is no alternative, then a better podium treatment is still required. It looks like a bad attempt to cover up a parking garage!
