Foundations Underway For Pacific Park’s 595 Dean Street In Prospect Heights, Brooklyn

Foundation work has begun at 595 Dean Street. a pair of residential buildings in the Pacific Park complex in Prospect Heights, Brooklyn. Designed by Handel Architects and developed by TF Cornerstone, the project will yield 800 residential units, 72,600 square feet of public open space, ground-floor retail space, 455 underground parking spaces, and a Chelsea Piers Field House, the first in Brooklyn. The development is bound by Pacific Street to the north, 550 Vanderbilt Avenue to the east, 535 Carlton Apartments to the west, and Dean Street to the south.

Recent photographs show construction workers steadily putting together the northern perimeter foundation walls using multiple sections of concrete formwork. Excavators are carefully digging between the below-grade walls on both long dirt ramps that lead up to the sidewalk and toward the very bottom of the building’s foundation level along the southern edge of the rectangular property. Also spotted on site was steel rebar protruding from an outline of the inner core. At this pace, excavation will likely be mostly complete by the spring.

The main rendering shows a composite mixture of a brick masonry façade making up the majority of the podium levels, dark gray metal panels, and floor-to-ceiling glass. Mechanical extensions enclosed in what looks like a metal mesh screen cap both addresses, atop the flat roof parapets lined with glass railings for what could be outdoor rooftop amenity spaces. A revised and finalized floor count has yet to be announced, but the taller of the two shows roughly 27 floors and 22 floors for the shorter, architecturally identical sibling.

The public open spaces are being designed by MNLA and will come with a playground, a picnic grove, and a dog run on the western side of the site, while the eastern plaza will house a spacious central lawn surrounded by landscaped walkways, a fountain, and shaded woodland garden. The upcoming Chelsea Piers Field House will have a fitness center, youth sports facilities, a learn-to-swim pool, and space for classes, camps, and after-school programming.

595 Dean Street is set to achieve the LEED Silver sustainability rating and projected to be completed in the spring of 2023, as noted on the construction fence.
