Is this Extell building exciting? Absolutely.
Why is a dingy old bodega that doesn't sell what I want intrinsically better than a Duane Reade?

There is a reason these chains pop up all over the place - they do a better job than the "mom and pop" stores, which are still tremendous in number and ironically, don't differentiate themselves much from one another.

The more shiny buildings replacing low rise, run-down garbage, the better.
