This is a pretty typical suburban hotel in design, function and location. They aren't meant to be walking distance from anything. They are extremally car oriented.

As for the CTC, I think the expectation is that it is adapted into another kind of tourist attraction, whatever that may be. It's a large, well maintained building. I'm pretty confident they will be able to work with the structure to produce something interesting, and build a mixed-use community around it.
