Like the venerable JMKeynes has suggested, this building could be massive if there is a condo and ultra luxury hotel at the top, which is not the case at One Vanderbilt, although it does taper a good bit.
With roughly 2 million square feet of development rights, I could see this tower potentially being a new tallest in The City at 1,700-1,800 feet. A nice spire could see this be The City's first 2,000 footer.
Theoretically, the Qataris could build the tallest building in the world on this site if they bought enough air rights from other spots in Midtown East.
However, I don't view that as very likely. But anything is possible in NYC.
In any event, the Al Thani family would absolutely adore having the tallest building in The West and in the de facto world capital. That would sufficiently compete with the Emiratis having the tallest building in the world.
