^ lol you're right... I do know how lucky we are (unlike the large contingent of local UT forum whiners who hate everything ;-).

But it was so distasteful to post that Pemberton 'Social' abomination... I think I have settle my upset stomach by recapping some of my future favs that are in the pipeline (proposed/approved).

I'd be happy if half of these 'scrapers eventually emerge unscathed and built close to their render promise:
