What has changed since the 1980's that would imply that Lambeth, White Oaks, White Oaks Mall and Exeter Rd is now in the flood plain of Dingman Creek? They weren't in the 1980's when all the building was happening and even earlier when the 401 and 402 were being built. Has there been land sinking in the area? Has there been flooding? I would be seriously concerned as the City for this change to happen. The property owners insurance will go up and may no longer be affordable going forward. I expect the UTRCA will need to explain their rational for expanding the flood plain mapping in technical detail to justify this.
