Plans Submitted For 643-Foot Tower Across From Brickell City Centre

Developers have filed plans to build Brickell Gateway, a 54-story tower across from Brickell City Centre.

The proposal was submitted to Miami-Dade County planners on February 15.

Brickell Gateway is proposed to include:

504 multifamily residential units
16,882 square feet of ground floor retail space
245 parking spaces
The top of the roof slab is planned to reach 643 feet above ground.

The developers say they are able to build fewer parking loading and parking spaces than normal by going through the county approval process rather than the City of Miami. The property is being added to the county’s Rapid Transit Metromover Subzone zoning area.

“City of Miami zoning regulations for the property, particularly related to overburdensome parking and loading requirements, do not make development feasible on small lots such as this site,” said attorney Nicholas Barshel in a letter to county planners.

Attorneys are asking the county to approve a special exception needed to allow the proposal to move forward under county rules.

Gazit Globe and Atlantic Pacific are listed as the developers.
