Here's a Google 3D for more context. A major bus transit centre, some density, a movie theatre, performance theatre, a few cafes and restaurants, a Cegep and sports complex, along with Library and Archives preservation centres.

The new arena complex (below the white mid-rise office building surrounded by fields and parking), or preservation centre II (which will be a literal cube above the existing airport hanger style preservation centre), as not on the outdated Google image.

The whole area is poised to become a dense suburban town centre.

At the north-western end of the Island of Hull, it's near the traditional downtown but flanked by a highway and major arterial road.
