They are really pumping up the density in Burnaby. This proposal falls within the RM4s district, which has a maximum density of 3.6 FSR. This proposal totals 6.27 FSR, which includes the required 20% rental (.72 FSR), and .85 FSR density offset to make up for added cost of the below market rentals. Not sure what the 1.1 FSR density bonus is for.

So the density increases by 2.67, which is a lot.

Metro Vancouver's forecast for Metrotown population is 65 000, but that was based on an older land use policy. With all this new density, the population would top out closer to 80 000 or 90 000, and that's in an area of only .8 square miles.
