A CVC determination was filed today for 404 Rio Grande. That's this apartment building. There is a CVC on most of the block. But if this was going to be replaced with a tower, a point tower could be built roughly where the parking garage is. You can see a big reason why a developer may want this site despite the challenges. The spot where a tower would rise looks directly down Shoal Creek toward Town Lake which means the views would be preserved indefinitely in that direction. Also, the tower would be a very similar size to 5th & west which is in the upper left hand cover of this photo.
