It all depends on what you want. You can get a contract that basically ensures your lift complies with AEDARSA requirements, and that's it. The last contract we negotiated for our complex was a performance based contract that provided both financial incentives to ensure our callback rates remained low and financial penalties if the contractor failed to ensure the lifts met performance criteria.

Service department quality can vary from region to region, and there are some challenging areas, no doubt. I speak to my elevator technician almost every day, and we meet with our account rep once a month. I also have a consultant that manages my contract, because even though I am very knowledgeable about building systems and how they work, elevator contracts, and elevator issues in general can be tough to understand unless you are a professional.

Like I said, most condo boards or management companies aren't that competent at managing those types of contracts and don't spend the right amount of money to ensure their expectations are met. I strongly encourage any condo board to commission the services of a company like KJA to manage their lift program for them. It's a relatively small cost and will ensure that someone who knows what they are doing is managing the contract.
