This isn't about Fuqua. Stop gaslighting your arguments with other developments/developers in and around Atlanta (whether good or bad).

We all know that Phase 1 of the development isn't your ideal as far as maximizing density- you've made that point clear. And the developers have made their point isn't to wipe out all the buildings along Georgia Avenue- because they see value in reusing them for retail/loft office space- creating a sense of place in smaller-scaled developments is their strategy.

This is intentional because they want to maintain affordability for more local retail, restaurant uses. All your other comparisons are projects typically anchored with national chain corporations- again, something that has never been in the vision for Summerhill's redevelopment.

In order to keep the existing building stock along GA Avenue, you have to have "some" surface parking. To build a structured parking deck you'd have to wipe out many of those buildings - which will only increase rents to offset the cost of a structured parking deck.
