The site totals 11,425 square feet, and the building will measure 57,125 square feet, to be divided between 168 hotel rooms, for an average size of about 340 square feet. There will also be 16 parking spaces.
Tan Architect PC filed for the permits with the Department of Buildings, which originally called for a 10-story structure with 170 rooms, that would rise 108 feet in all. Evidently, the project’s height has seen a substantial bump, as it is now set to rise 14 floors in all, while the room count has stayed the same.
Design-wise, the building is nothing spectacular, but for new hotels in New York City, that is more than sufficient. The rendering depicts windows without any PTACs, which automatically makes the project more attractive than the bulk of similar development in both Queens and Manhattan. Besides that, a grey facade will complement the glassy exterior, and the building will make for innocuous filler.
Completion is anticipated for January of 2020, and the project is currently seeking EB-5 financing. Efunding is listed as the developer on the permits, and Eastone Capital appears to be the actual developer as mentioned in the financing collateral.
