On the 183 direction, I think eventually we'll see even taller buildings than 4 or 5 floors. I've always thought Riverside area was prime for towers up to 30 floors going all the way to 183 as long as the FAA allows it because of the proximity to the airport. Think about Chicago's Gold Coast, even if on a smaller scale. Also a lot of the land around 7th Street in the area you mentioned is light commercial even almost industrial and doesn't really add much to the neighborhood. I've always assumed that area would upzone. I would imagine, too, that the big apartment complexes between Oltorf and Riverside and Pleasant Valley area would eventually upzone as well. There's already some density there with all rental units and few or no single family neighborhoods to likely complain. That whole area could end up being the next West Campus eventually.

Agreed, but I don't think 30 stories. 10-15 is probably the realistic max everywhere outside of Downtown and the Domain.
