I do echo the comments about a restaurant. This is a great site for a prominent restaurant, perhaps a steakhouse or something equivalently upscale enough to be a go-to place for business lunches and dinners. With all of the extra body heat that's incoming for the block, I think that there's an opportunity for additional full-service sit-down restaurants and incorporating that into the design is the only way it's going to happen.

No further rezoning necessary - that's why it has a preliminary date of April for the DP Board. The Urban Design Panel will have to like it first, presumably. It's a tight site, with quite a bit of the main floor taken up with the ramp to the parking and plant. With the corner cut away, and the atrium and elevators there's just room for a single 2,500 sq ft retail space on Cordova.
