The PD allows them to do pretty much any mix of residential and commercial they want, apart from nuisance businesses. They are limited on FAR and overall density but not the exact mix and distribution of uses.
I believe the new building at 2358 N Lincoln (between the parking garage and the White Elephant) is where the office space will be. It looks like a boutique office building, with very tall ceilings and a rooftop deck...
