I suspect the Downtown workforce will be the largest component. Lots of young attorneys, techies, and managers. And empty nesters. The south end of the Financial District is underserved with housing. The sheer number of units and the inclusion of hotel and office uses mean the building will support neighborhood services (coffee, corner store, etc.). As for a "24/7 concierge" that's normal for any residential highrise.
Crosscut is pretty sketchy and biased about stuff like this.
