Dearborn Station needs a new owner for very much to happen, but the biggest problem is that off-street retail just doesn't work anywhere in the world. It certainly seems like a coffee shop could make good use of that atrium, though, and would work well with folks walking through the building from Dearborn Park.
The new building at 776 S Dearborn is right in-between two good local pizza places (Pat's on Clark and Pizza-Ria on State), and is unlikely to include the black-iron ventilation required for real cooking.
