Yes, while the lack of new construction is disheartening, this cycle still has been extremely successful for downtown. The adaptive reuse and infill projects are really transforming Phoenix.

McKinley - Hance Park, Central - 7th Street is actually turning into a true downtown neighborhood with Roosevelt Row at its center. We've heard the term "tipping point" thrown around since 2005, but for that area, it's officially happened. Between the adaptive reuse projects like DeSoto Marketplace, infill of lots that I thought would be empty forever and, new construction of condos, market rate apartments, and affordable housing... there's really no doubting it. If all of the residential planned for the area happens, I wouldn't be surprised to see a true grocery store finally move in... the Circles building is the white elephant of downtown right now. A Trader Joe's would be fantastic there. It would be exciting to see some of the same momentum pick up near West Van Buren with the Church and Welnick Bros renovations, and RFP for all of that land between VB and Fillmore.

CT: Do you know if Circle 6 is relocating? Either way, yes - definitely good to see service-retail coming to the area, too.
