If you think about it, there is really not much residential around the Bay building except what's north of PP and it supported a grocery tenant for numerous of years. If a grocery tenant went on Portage and Fort, you'd have all the same customers Zellers had plus the exchange residents and all the business people who work at the 5 towers at P&M picking up a few things before heading home, not to mention the new Avenue apartments and soon to be Glasshouse.
