Propping up property values is only worthwhile to a homeowner if you can cash in on them. If you have no intention to sell, it makes no difference. Conversely upzoning is a luck of the draw windfall to homeowners, courtesy of their civic government, this thread on the Cambie Corridor being a prime example.
