So long as the Meewasin Valley Authority has a say in what's going to be built in close proximity of the riverbank, you're unlikely to see a 20 storey tower nestled very close to the top of the riverbank. I'm sure the MVA is much more comfortable with a 3-1/2 storey building in this location.

As with most of their work, I think Kindrachuk has done a pretty nice job on this building. They are really becoming the dominant architect in that area, as Health Sciences E-Wing and J.B. Black Estates are also Kindrachuk designs.
The grey will likely be stucco, as cost will probably kill off any idea of having composite metal panels for those elements, but one can always hope. The third floor units that have the lofts are going to be pretty juicy spaces and will likely go for some major dollars. Can't really tell if the roof area over the loftless 3rd floor units on the north side will be a common deck area or just a roof. It would make a great party area if it was a common deck, though.
