This is outside the boundaries somewhat but i believe Dartmouth Crossing is planning to have a massive resdiental area bordering Burnside as well and there is already park to the east/south and residental to the south so maybe in a few years Sheppard's Island will fit in better.

You are correct in that Dartmouth Crossing is planning a residential area, however i believe they will need to go through the process of getting the land rezoned from commercial to residential. THis will require public input.
