Certainly not a little over a million.
Here is a nice semi-detached, nearby, for $1.88M. The fit and finish would be comparable to the brand new condo.

Homes in this neighbourhood for closer to $1M tend to be a lot older which would be hard to overlook. Obviously all of them save the $1650 a month in condo fees.
