Could be a zoning limitation, opting for the maximum density versus say going taller but having less units. Not 100% sure if the EWR flight routes play a role but I'm content with the units, just what the region needs. This and developments similar to Bayview in Bayonne which is in the pipeline is what is needed.

At the moment, we are seeing big momentum shift West of the Hudson. Between JC, Bayonne, Newark and smaller developments in Elizabeth and essentially Essex, Hudson, Union and the lower portion of Passaic, NJ is seeing a lot of housing in the pipeline. Not where it should be unit wise but its promising. One can hope if prices come down and interest rates drop, down the line, a big boom for the general region, one can hope.

The demand is there. Just like Kushner hinting at a 2024 start for the Pavonia development. Few others in Jersey City set to start next year.
