The design isn't earth shattering but looks nice. There seems to be some glassier sections (which aren't entirely visible from some of the render angles) and they definitely look a step up from 1655 Carling and 1707 Carling.
The 28/32 height would also be nice and create some variety again between the other developments nearby. Lots of potential on Carling Ave. I just wish it would come with some transit improvements and "beautification" of Carling. |

The Properties Group is proposing a development that envisions a comprehensive mixed-use community consisting of three buildings and public parkland.
The subject property is the consolidation of the following properties acquired by the property owner:
The tallest structure, Tower A, is planned as a 32-storey mixed-use building, prominently situated at the intersection of Carling Avenue and Boyd Avenue, and establishes a strong urban presence, acting as a visual landmark along Carling Avenue. Along the northwest side of the site, Tower B is proposed as a 28-storey mixed-use building, contributing to the overall skyline while maintaining a cohesive architectural relationship with Tower A. Along Kerr Avenue, in the southwest portion of the site, Building C is proposed as a 9-storey seniors’ residence, providing a transition in height toward the adjacent neighbourhood and supporting a diversity in housing options within the development. Together, the buildings and the accompanying parkland dedication will create a dynamic, pedestrian-friendly environment that integrates residential, commercial, and recreational uses in a unified and context-sensitive manner. Together, the three (3) buildings will deliver 749 new residential units, distributed as follows: 336 units in Tower A, 291 in Tower B, and 122 in Building C. The proposed range of unit types—from bachelor to three-bedroom suites—will support a diverse residential population and family structures. Approximately 5.1% of the total units are designed as large, family-oriented dwellings Underground parking shall extend beneath the entirety of the subject property. Towers A and B shall share three (3) levels of parking accessed by a ramp behind Tower A. Building C’s two underground parking levels shall abut the tower's underground parking, but there will be no circulation between the two zones. This garage shall be accessed via Kerr Avenue at the west side of Building C. Both ramps feature landscape strips adjacent to the entrances to improve the aesthetics of the public realm. Underground parking shall feature secure locker rooms and bike rooms for convenient access for residents. Bicycle rooms will be featured in the garages, providing residents with a convenient and secure space that shall encourage the use of active transportation modes. A total of 30 exterior (surface) parking spaces are provided, with the remaining 504 in the underground parking garage. Phasing of the development is proposed to be divided as follows:

I really thought that the RLA charcwhite era was over after the park river proposal but i guess not and i cant wait for more charcwhites on Charcling Avenue!

Has a few redeeming features. The continues glass rectangle facing Carling and Boyd somewhat reminiscent of the tower at Westgate. Also with the glass cubes at the top. These are more WestGate tower than Talisman.
Not the highest bar but if they keep those features they will be a mark better than the new stuff built across the street. |

Two highrises and a seniors residence proposed for Carling Ave. near Altea Ottawa
Mia Jensen, OBJ March 6, 2026 An Ottawa real estate investor is eyeing a property just a block away from the Altea Ottawa fitness centre for a new development that would include two highrises and a seniors living facility. The Properties Group has submitted an application to the city to redevelop a 1.06-hectare site on Carling Avenue. The proposal includes plans to build a 32-storey mixed-use tower, a 28-storey residential tower, a nine-storey seniors living building and a park. A total of 749 residential units, ranging from bachelors to three-bedrooms, would be built across the three buildings. The towers’ ground floors would have a mix of commercial spaces and live-work units. “Together, the buildings and the accompanying parkland dedication will create a dynamic, pedestrian-friendly environment that integrates residential, commercial, and recreational uses in a unified and context-sensitive manner,” an urban design brief for the project said, adding that the commercial elements “will animate the streetscape, foster a dynamic pedestrian environment, and introduce new neighbourhood services or commercial opportunities at the pedestrian scale.” The proposed site consolidates multiple existing properties. Several of the lots, at 1746 Carling Ave., 828 Boyd Ave. and 1755 Kerr Ave., are currently vacant and being used for surface parking. Two commercial buildings will be demolished as part of the project: a one-storey mechanic shop at 1754 Carling Ave., and a one-storey commercial building at 1740 Carling Ave. on the corner of Carling and Boyd avenues. The urban design brief said the development will be “transit-oriented,” taking advantage of the planned rapid bus transit corridor along Carling Avenue. The proposal also includes plans for underground parking with 464 parking spots for residents and 375 spaces for bicycles. The site is located in an area primarily occupied by single-detached residences, with some low-rise commercial buildings housing medical offices, restaurants and a mechanic. To the southeast is Highway 417, while further southwest is the Carlingwood Shopping Centre, which was sold in 2024 to a pair of real estate firms that are looking to transform it into a residential development. Recent investment has brought new energy to a previously tired stretch of Carling Avenue. Northeast of the proposed property are two recently constructed buildings, a 22-storey tower and an eight-storey building. A 29-storey tower has also been proposed nearby. A few years ago, wellness and social club Altea Ottawa took over the former Canadian Tire building at 1660 Carling Ave. The location officially opened in 2024. With proximity to Highway 417, public transit and several attractive Ottawa neighbourhoods, realtor Lorne Scott told OBJ in 2023 that the area has major upsides, allowing businesses to be near the city’s core without setting up shop downtown. “(Nearby) Westboro and Hintonburg are super-cool and trendy areas to live in Ottawa … The Champlain Bridge to Gatineau is only 4.5 kilometres away,” said Scott, a realtor with Royal LePage Team Realty, whose office is located down the street. “I think Carling Avenue, while still rundown or tired in some stretches, will be a hot spot for the next 20 years.
