The subject property owned by Claridge Homes has previously been approved for Site Plan Control in 2013 (#D07-12-12-0199), which includes other adjacent lands (110 York, 321-325 Dalhousie), for the conversion of an existing office building to a hotel (completed) and the development of a 22-storey mixed-use (commercial/residential) building on the subject site (137-141 George St).

The project also includes the development of an underground parking garage that will serve the hotel and residential components.

I think I read somewhere that they're building the underground garage for both but only the hotel addition for now. Don't quote me on that tho.

Ok, that's not a bad idea. Hotel alone would be a tiny parking garage. Wonder if the City bothered talking to them about it, since they were supposed to partner with a developer on new public parking to eventually replace the Clarence Street garage. Though the Sutcliffe administration seems to have completely forgot about the Byward Market plan.

Some movement on the Byward Market plan would be great!

What has Mark Sutcliffe done in his administration so far? I don't recall the last time I heard anything out of city hall.

He kept the tax increase low unlike Toronto without a real debate about the consequences which we now see with huge cuts to transit and a generally starved budget.

He picked fights with NCC over closing one road. Even if you agree with him it seems petty and ineffective.

He opened a station as promised in the Rideau Centre not the actual market but they seem to be starting to patrol a bit.

Can't think of anything else.

He started a petition that’s surely going to get us our direct service to London back, lol. Only after giving YOW a big slap in the face with the CIP walk back.

This guy is in way over his head. The problem is that all you need to do is proclaim yourself as a “man of the taxpayer” and vow to fight against all the leftie-looney bike lanes, and people in this city will eat it right up.

Sutcliffe introduced a bunch of transit cuts (War on Transit!). The guy who was supposed to be the tourism and business Mayor has severely cut the City's contribution to the Tulip Festival, amongst others. Cuts to secure bike parking budget. He's ready to write a blank cheque for Lansdowne though.

What is the larger building in this illustration? It seems like they are digging the entire parcel and not just the smaller Andaz add-on. Apologies if I don't dig back through every page on this thread.

You can see more info on the first page, but it's the ugly thing on the right that was approved with the first phase Andaz at the time.

Would be surprised they would do the underground parking and dig for both the Andaz Extension and Andaz Apartments/Condos which we haven't heard of in years...

Also is it just me or does the dig seem to take the entire space between Andaz and the new Moxy? I thought there was a parcel in between that originally had a Hampton Inn proposal of some kind, did Andaz acquire that land?

It was for sale so that makes sense but isn't that lot just used for staging so could be rented as well?

Wonder if they're digging the entire parking garage, but might hold off on building the towers. If they did buy the Hampton Inn site, they would need to go back to the drawing board and re-jig the entire site. I don't want another Rideau clump to add to the Eastern Block.

From hoggytime on Skyrise, Andaz, Hampton Inn and the condo approved a decade ago all being excavated at once.

Hoping they are digging in preparation for a new proposal encompassing the entire lot. This particular parking garage was never approved.

So did the developer purchase the site? I know the Hampton Inn site was for sale a few years ago, wonder if they acquired it.

Cramming the Andaz, Andaz extension and a Hampton Inn on that lot was always going to look awkward and packed.

Haven't heard, but one would assume considering what we're seeing.

I agree, the Andazx2 and Hampton Inn would create another Rideau wall. I would prefer a three story podium on the whole site with point towers on top over the proposals we have now.

The subject property is located in the ByWard Market area and is an assembly of six lots. Two lots have frontage on York Street (110 and 116 York St, currently vacant), two lots have frontage on George Street (137 and 141 George St, currently under construction for a high-rise residential building), and two lots have frontage on Dalhousie Street (321, 325 Dalhousie St, currently occupied by the Andaz hotel). The surrounding area includes low-rise commercial uses, high-rise, and mixed-use buildings.

A Site Plan approval (File No. D07-12-12-0199) was granted in 2014 for the Andaz hotel located at 321 and 325 Dalhousie Street and for a 22-storey residential building located at 137 and 141 George Street. The Andaz hotel has been built and the Owner is currently constructing the residential building at 137 and 141 George Street.

The purpose of this Site Plan Control Revision application is to revise plans related to the underground parking garage for the 137 and 141 George Street development to permit the extension of the underground parking garage to also be located on 110 and 116 York Street. The intent is for this underground parking garage to be shared by all the uses located on these lands. The approval of this Site Plan Control Revision application would allow the shared underground parking garage to be built in advance of any future above-grade work on 110 and 116 York Street, for constructability purposes.

Interesting how these things work. This has been under construction for months. I guess if not approved they could leave the hole and start construction on the approved section but still the timeline is weird.
