To me, this could be the most exciting current development in San Antonio. It's a classy design, it has great details, it makes use of the space well... just well done all around.

This site is now going to be a mixed-use (primarily office) building according to this new article:https://www.expressnews.com/news/article/pearl-offices-apartments-broadway-22192052.php

"Oxbow Development Group plans to replace a warehouse and parking lot at 102 E. Josephine St. along the San Antonio River with about 140,000 square feet of office space, 86 luxury apartments, parking and 20,000 square feet of space for restaurants and stores...The residential component would span 10 stories and the offices nine stories because of taller ceiling heights. Parking hidden inside the complex. Good said more companies are seeking fitness options in their buildings in the wake of the pandemic, and the development would have ample exercise equipment, upscale lockers, shower rooms, vanities and saunas.The apartments would range from one-bedroom to three-bedroom units, including 16 penthouses."

I love the switch to more office space. The fact that they already have companies lined up to take space is great.

So this is gonna be 19 floors now, or is the office/residential components separate?

I would guess that because of the zoning, if nothing else, it will be two components: nine and ten stories next to each other. But someone has changed the thread title to 19 stories. Maybe they know something we don't.

The way I read it was: it is still a unified structure, but the residential side(s) of the building will be 10 floors while the office ones will be 9. I don't think those two components would be stacked to be 19 floors overall. The massing would basically even out on all sides due to the taller office floor heights. This is a pretty large lot regardless so it will be an impactful building either way.

True. Hopefully we'll see renderings soon. If it does end up being 19 floors that would be pretty significant. We'd start to have a 2nd little skyline going around the Pearl area between this, the existing stuff, and the McCombs project.

It's not nineteen stories, ten stories of residential is in the same building as nine stories of office, which is the same height.
