Two 50-Story Towers Planned At Downtown Macy’s Site

Downtown Miami’s Macy’s property will be getting two new towers, the owner told Miami Today.

The two buildings are planned to rise 50 and 55 stories. They would include hotel, office and residential, with retail at the base.

Construction is hoped to begin within three years.

David Braka, vice president of property owner Aetna Realty, said that while there are plans to keep and renovate the original building, most architects and engineers are pushing for it to be replaced. Demolishing and replacing would allow the new building to be customized to tenants, although there aren’t any problems with the old building.

Aetna has already been contacted by several retail companies, he said.

I'm excited and a little disappointed about the news, as I thought there was a 900 footer planned for that site. I cant remember where I read that , but do remember seeing a rendering.

Renderings Show 50+ Floor Towers At Former Burdines In Downtown Miami

Renderings of a retail project were first spotted inside the building by Ryan RC Rea.

The name of the project is 22 East Flagler.

According to a brochure posted on Loopnet, owner Aetna Realty “has invested in a new vision for this exemplary project which could involve building two adjacent 50-story or 55-story towers on either side of the building.”

“The project would be mixed-use with retail, office, hotel, and residences bringing together modern and cutting-edge design.”

Marketing appears to be underway for the existing space, with office and retail uses planned.

Exaggerated a bit on the rendering there :haha: 50-story towers would be shorter than those buildings around it that it towers over in the rendering.

There use to be a twin super tall proposal on this parcel before the parcel was sold. Back in 2016 if I recall.

It looks like the same height and has a few design influences from the liquid lofts, I don't know what happened with liquid lofts though.

I believe Liquid Lofts is dead essentially although it wouldn't be unreasonable that the property sees action in time. The zoning is favorable, if say another developer comes by and has say a shovel ready project situation.

As with 22 East Flagler, or the same parcel which had a twin super tall proposed at one point, these parcels sit, and if bought up in time or say they go on the market, something different can always rise. I think the same will happen with the Liquid Lofts parcel (just not the same design).

Well there are 50 story towers nearby to compare to but this rendering makes them look like 1000 foot supertalls!

That thing looks way taller than 55 floors, likely due to it being so skinny! Nice dense urban design
