The South Philadelphia tower will be located at 690 Schuylkill Avenue next to the Roberts Center for Pediatric Research, a recently completed high-rise that is the first of CHOP’s towers to cross the Schuylkill River. The tower is located at the intersection of Schuylkill Avenue and South Street. To the south sits a large surface lot, where future high-rises are proposed.

The footprint of the structure appears strikingly similar to that of the completed Roberts Center. The $600 million tower will rise just past halfway the height of the existing tower, appearing to stand 13 to 15 floors in the rendering, and will feature the same design as the Roberts Center, albeit shorter, with an all glass façade and the familiar CHOP logo situated at the top. The two towers will stand just under 40 feet apart after completion. The high-rise will hold 470,000 square feet of research and lab space.

The South Philadelphia tower is expected to finish some time before 2024.

Nice find. I was just over the river last week, looking at that site and wondering if Phase 2 was going to start ever. I remember when this project first came out, I was especially happy to see the taller tower going up first (I feel like the taller/more ambitious phase always gets kicked down the road). I was kind of hoping phase 2 would be re-designed to be taller but can't complain. This was the original plan! Bonus: I totally forgot there are an additional two more phases/buildings.

Any ideas on the height? Phase 1 was 19 floors and 350 feet and this one is 14 floors, so probably right around 300 feet give or take a few feet.

Maybe now they can finally land a tenant for that languishing retail space that's fronting south street here...

Yeah this should definitely help. It is a really good location for a quick cafe or grab and go convenience store. Even though it seems odd being at the bridge, there is a ton of foot traffic every day because of the hospitals.

There will be 4 total down there when all is said and done. Won't be lonely for too much longer!

The skyline keep expanding, I love the height , a few more tower would look Even better

The new building will add 250,000 square feet of “wet lab” space, a term for laboratories used to research biological or chemical subjects. Across its real estate holdings, CHOP already provides 800,000 square feet of wet lab space, but the Roberts Center is focused on administrative and meeting space as well as “dry labs” that are more focused on patient trials and computational or policy work.

“At this campus we will be looking at opportunities for new cell and gene therapies and ways to develop vaccines or target the immune system to promote health,” said Sue Furth, CHOP’s chief scientific officer. “It’ll be a next-generation research campus totally dedicated to improving the health of children. Philadelphia is really up and coming in this area, just after Boston.”

The plan for the new structure was created by the international architecture firm Cannon Design and it won plaudits when presented to Philadelphia’s Civic Design Review board, a municipally-appointed team of architects and planners who review large real estate developments.

The building will include 33,000 square feet of office space and 6,500 square feet of retail space, with an eatery or cafe planned with an entrance near the South Street Bridge. The Roberts building currently hosts an establishment called the Waterfront Cafe that is open to the public, but CHOP acknowledges that its existence is little known to those who don’t work for the institution.

They hope the new cafe, which will be visible from the street, will prove a boon to the public, add more amenities to the surrounding residential area, and provide a space for collaboration for CHOP workers.

The Schuylkill Avenue Research Building will look similar to the Roberts Center, but with darker materials and lighting. The designers drew from lessons learned from the previous building about the toll that glassy skyscrapers like these can take on avian life. Ornithologists believe that between 350 million and a billion birds die each year in the United States because the reflective glass confuses them, and they fly into the buildings at top speed.
