The drawings are marked as '8 E Broadway', but the legal street addresses (for the time being) for applying for the rezoning are 24 E Broadway and 2530 Ontario. So they're both correct.

It is an absolute shame that the view cones are completely crippling the potential of Broadway street and the rest of the city. Those view cones are only reserved for the rich and they continue to promote urban sprawl.

I am glad that this proposal is happening and I am hoping to see more like it however I don't see other offices and proposals giving more density to the area with the Viewcones 3.2.4/a in place. These view cones need to be abolished or at the very least, revised.

While I agree with the sentiment lets be honest this isn't a rich vs poor thing. The people for view cones aren't "rich".

They tend to be an alliance of foreign haters, anti-capitalists and NIMBYs.

Also viewcones aren't a large issue. Probably you can max the FSR of lots in a lot of the viewcone zones without hitting the max height.

The rich will snap up the penthouses of the tallest towers around. :haha:

If the City has better planning teams, they will designate commercial buildings with rooftop public access. The not-so-rich will then have fun venues to go and shut up. Example: Skygarden in London: free public access!

West Broadway is well-positioned to have a roof-top viewing gallery with awesome views of downtown and the mountains beyond, if only buildings can go that high up.

Viewcones need to be eradicated.

For those interested, here's a couple photos of the pre-application version of this proposal from the General Thread, and the link to City Duo's recap of the applicant-led open house.

Maybe I'm remembering things wrong, but I thought that the CoV wasn't looking at rezoning applications until the Broadway Corridor Plan was complete.

Anyways, I think this is the second major proposal along this stretch of Broadway, including that twin tower proposal at the MEC site. It won't be long until we see a total transformation.

Half right. The freeze was until this year... at which point developers can apparently either give up and start building now, or wait for the Plan to allow them greater density and/or height limits.

Looks good, decent FSR of nearly 8.

Feels like we're doing an environmental assessment here.
The plan was supposed to be finishing up now (Phase 3 finished June 2020) with presentations to Council Phase 4 finished Dec 2020. Instead halfway through phase 2 with phase 3 still to go before going before Council.

Btw any idea where I can read the date for when the freeze ends? What I read was that it continues until the planning was over with no fixed date.

It's well into Phase 3.

Phase 1 completed at the end of 2019. Phase 2 was split into two parts with the first meetings being held and the 2nd were supposed to occur in March, then April, and now online sometime. At least thats what I heard unless there changing Phase 2 part 2 to Phase 3 and have given up on the original Phase 3 which was to review and refine everything.

As this project is heading to a public hearing this Tuesday, October 27, here's some of the feedback it's received. Of course, this pales in comparison to the hate that's being thrown to the MIRHPP rezoning at Broadway and Alma, which is also scheduled for the same day. When I went on the site, it seemed like it was acting kind of funny when loading the confirmation page. My tip here is to select to receive a confirmation email so that you know for sure that your feedback was received. This is probably just me using a crappy browser though so I don't imagine that everyone will experience this same small issue :P .
