384 Frank Street | 9 floors
As per the Centertown community Association:
"A nine-storey rental building is proposed for 384 Frank Street just east of Bank. You are invited to see the plans and provide your ideas and suggestions at a meeting with the developer and architect on Saturday, December 8th at 1:30 pm at the Centretown United Church, 507 Bank Street (near Gladstone)." https://img.evbuc.com/https%3A%2F%2F...5%2C446%2C223& https://www.eventbrite.ca/e/public-c...ts-53183074006 |
Great find! Thanks for sharing!
384 Frank is a small house with the sizable parking space beside it. The upper portion is kind of barf.:yuck: I like the idea of small-footprint buildings like this, and love that they're rental apartments. But they really need to reconsider the upper portion's design and colours. https://i.imgur.com/ePCBlK5.jpg |

Disappointing proposal. Cheap materials, no design really. I can appreciate the rainbow rails (?) considering its location, but I'm not sure how much of an impact it makes.
|
I kind of like the gritty urban look of it. It reminds me of a water tower like in Chicago or NY. And honestly, anything but sheet glass and plasticky cladding panels is preferable at this point.
|
I like the height and general build but that grey wall is not great.
This end of Bank is definitely going to be seeing more height and density in the coming years. Great to see. |
384 Frank St | 28m | 9f | Proposed
Ottawa Carleton Construction is proposing to demolish the existing 2 storey building and construct a new 9 storey residential building with commercial space on the ground floor at 384 Frank Street. Residential units are to be 2 bedroom units, approximately 750 sq.m each with 2 units per floor. Massing and exterior materials are articulated to align with the height and material use of the 2 and 3 storey adjacent buildings, while the tower above is intended to be contemporary in nature both in terms of massing and material use.
The west wall of the tower is a highly visible element on display from Bank Street above the Fauna building and in discussions with the local councillor and representatives of the Bank Street Business Improvement Area association, the design of the façade is intended to enhance and contribute to the architectural integrity of the street. Yikes :stunned:

Not much natural light getting into those bedrooms

Please, no.
I know that designing for such a narrow plot is difficult, but this just can't go through. The developer should have bought the building on the corner and built just slightly above the backside so that the two buildings were flush an they put windows and balconies facing Bank (so the facade facing Bank looks good, at least. I'd also love for the modern apartments beside it could be replaced with something better that removes the surface parking on Gladstone, maybe puts some retail there. I noted the property dimensions are 20.523m by 9.754m, with the building width being 6.684m. |

And who is unPoised Architecture anyway? |

I've never heard of that architect before and I deal with a lot. It looks like they have primarily done custom homes before. If I were an architect I wouldn't advertise I'd designed a house on Issam Private. https://goo.gl/maps/wAeBRxaN6Lm https://goo.gl/maps/qnYeqoBS8SG2 The architects drawings strike me as being very hard to build from if you are a contractor. |
This ABSOLUTELY belongs in the "Ugly Canada" thread. I don't see how anyone with a background in design could consider sending that to a client. We have one sidescraper in Centretown already and at least they can justify it since owned by cash-strapped OPH. A quick Google search brings up tons of better designs for such a lot. I know there are cost reasons for such a design, but it's such a visible spot on a main street.
