Looks like the new owner of 804-816 King St W. at King and Paradise are moving forward on some midrise density.

30 residential units, 13 parking spaces, and roughly 4300 square feet of commercial units.

That is actually perfect for this site. Seeing the new gym there I was worries that mostly empty lot would go to waste, but I'm glad a midrise is going in. Plus this density is likely to be approved and see little pushback.

This is unrelated, but that triangle in the intersection is the perfect place for some sort of monument.

Agreed--this is a pretty decent design, great scale for the neighbourhood, and perfect location for this midrise to really enhance that strip.

Typically you don’t put fixed objects in a clear zone in case a car goes off road.

yeah anything's better than what's there atm..

I like the side elevations of it - how it juts out so much..

But um.. what's the point of the first floor green roof having a balcony all around it where there doesn't look to be any way to actually step out and use this area? Seems like a waste of a great space..

Fixed objects aren’t actively installed in the clear zone unless it’s a breakaway object. There’s is an allowable diameter for trees, I think 150mm.

I hope this gets built. It is a great density for the area, and would bring a ton of people within walking distance of Westdale. I assume nearby NIMBYs will crawl all over this though. Also not in love with the design to be honest. It's pretty typical.

They've had a campaign against it going for a couple months now.

If approved, this development will dramatically affect the character of Westdale North. It will also impact safety, traffic, parking, noise and could set an unwelcome precedent for the entire King Street West corridor.

Lol love it when NIMBYs do the double take of not enough parking but yet it will cause too much traffic... pick one, you can’t have both.

Also, it’s a pretty small 6 story building. It’s not a huge impact by any measure.

I also have a huge problem with people telling others how to live. "Those are too small, or those don't have parking spots!" Then don't buy a unit in the property. This sounds just silly when this is such a small project.

What I usually do is right click on the image and select copy image address.

Then to post the image here you need to type [img] and end it with [/img]

So....[img]paste that image address between the two[/img]

And you are all done.

This was approved at planning committee yesterday. Now for the SPA application.

It's only a 30 unit building so it's pretty modest intensification really. The Effort Trust building under construction across the street has over triple the unit count.
