1335 Howe St | 115m | 40Fl | Completed
 
The City of Vancouver has received an application to rezone 1335 Howe Street from DD (Downtown) District to CD-1 (Comprehensive Development) District. The proposal is for a 40-storey residential building and includes:

a building height of 115.2 m (378 ft.)
a floor space ratio (FSR) of 12.12,
264 market residential units, and
109 secured market rental units


* This building slipped thru and never had a thread created for it and has had it's updates dumped into the generic downtown Vancouver thread until now, but we had a request to create it's own thread and here we are.

How horrifying. The UDP will have lost its last shred of credibility if this abomination slips through.

That's true. The great irony is that they'll still be in power thereafter, dumbing down good projects, and letting a war bunker on steroids like this go through.

Keep in mind that the UDP is an advisory panel who's members are appointed for a short term, one year I believe. I think most applicant teams would admit, though perhaps reluctantly, that the UDP usually provides good insight. When this project went to the UDP in 2016 as a development application, it was rejected.

That said, as it's an advisory opinion, city staff can set conditions for development and move the project forward. Like what has happened just recently with the UDP rejected, but DPB approved, 2301 Granville St.

The tower is ugly but I like how the rectangular windows on the base mimic Vancouver House.

Yep. Its a building.

Would be great if a simple tower like this was at least "affordable."

But knowing Vancouver this will got for $1600 a foot anyway.

Photos today showing progress. The last two photos are from inside the parking garage at Maddox. The excavation retaining rebar pierced the membrane/concrete on one of the parking levels in Maddox. For obvious reasons there was a scurry of building engineers shortly thereafter to assess things.

Saw it this morning on my way into work. Big red luffing crane. The location is much more visible when crossing the Burrard Bridge than I thought it would be.
