Lamb owns the land. It's currently a car wash. Nothing currently planned for it yet.

So Lamb is working with Movengo on this project as well as on Television City. With all the gloss on Television City marketing it seems strange that Lamb would allow this amateur website by Movengo do the talking for 428 Main:

Brad Lamb doesn't even mention this project on his website. Back when the land purchase was made he talked of this project having 400 units, that rendering of a six floor low rise doesn't seem like a Lamb project.

Any thoughts?

Lamb has build midrises before. I would also hardly call that a render, more like an experiment in massing.

I like the scale of that last one - it's intimidating, but in a good way.

Also like the second last one, we could use more geometric shapes in hamilton other than "square" or some other shape easily made in an cad program.

Our most recent data indicates he's planning to build 2 x 10 storey towers, for a total of 200 residential units, and a parking garage with 165 spaces.

Lamb already said the development he has planned for the site has 400 residential units, so he's most likely going to apply to have it re-zoned for two taller towers. Potentially two 20-storey towers.

Even at 10 storeys, it would be something that is much nicer to look at coming into Hamilton off the 403. That whole area needs some work. It's not the greatest entrance to a city on the planet...

There's no zoning change/development applications submitted, those fences have been there for about a month now since the car wash stopped operating. They were most likely put up as a protection against liability given that its now an unmaintained lot, rather than for demolition.

The rendering on the Movengo site is not going to be 400 units as Lamb suggested he was doing. He will have to build higher if that's truly what he intends to do, and in doing so he will need more setback, which means buying some neighboring houses. Rob Golfi attempted to buy some of these houses acting as agent to Brad Lamb's group back in the spring BEFORE Lamb closed on the car wash sale.

Seems like this project is on hold until either they can acquire surrounding houses to build towers or just give up and build a 6 story L-shaped low rise. I feel like the former is more profitable and in that case this is not moving fast at all.

He mentions it in this interview! There are some neat nuggets of info in this podcast. He talks tv city and other Hamilton projects. Hamilton topics start at around 43:00.

Interesting things; in addition to the two midrise projects on Main, he's got another 30 storey tower in the works downtown somewhere. He also mentions that the two TV city towers will go up at the same time instead of in two phases as previously planned. Definitely worth a listen.

Interesting in podcast - if 40 storey tower 1 is basically sold out and he only gets 2x30 then suspect he would have 1/3rd of tower 2 sold out (less of course those that walked away who purchaesd from 31-40). Also reference made to what must be the Hamilton (Eaton) Centre - wonder if legal mess cleaned up on that one.

Wow...interesting interview.

He mentions the two short projects on Main West, another 30-storey tower downtown and then a 'gigantic' site downtown where his ultimate hope is a large hotel, a large rental tower, a large condo tower and tons of good retail. Would love to know where that huge site is, and the 30-storey tower site is. $1.4 billion in development plans..... imagine we had a city council that actually wanted investment? We should be parading in the streets...instead we'll have to fight to allow the investment to actually happen.

82 Queen St North would likely be the 30 story tower and the 'gigantic site' would be Hamilton City Centre
