This was on display at the North East False Creek Block Party. According to the representative I spoke with, a formal application has been made with the city and should be posted soon. Hopefully I'm correct in my thinking that this qualifies for it's own thread.

As shown, the units all face North/South, meaning that the stadium side of the building will be a blank concrete wall. Happily however, it is planned that there will be a light feature designed to sync up with the lights of the stadium. This project, along with the other proposed NEFC projects, head to UDP on June 13th.

This is on Pavco land right? Are they selling this piece of land?

The artificial slope down from the stadium concourse is a nice touch.

I like the idea of these gateway towers. This one, Vancouver house, Burrard, etc. They are all fairly tall and they look different from the usual green stuff. As they are on the periphery, they are positioned best to break up the monotony of green towers that have become so prominent in our (at some angles) bland looking skyline.

Since Pavco is a crown corp, does that mean we all own it?
 

Yes, the site belongs to Pavco. From what I heard yesterday, they're giving strong consideration to developing the land themselves.

Wow, this came out of nowhere! Looks awesome! How come does this site allow for such height? I wish the 2nd Aquilini tower would have been taller as well. Very nice addition to the area. Will be interesting to see what Plaza of Nations will end up getting and if it will block this building from view...

Probably since I doubt Pavco would want to lose control of the land.

Wasn't Westbank trying to lobby to buy that land?

- The facade seems to be similar to Westbank's proposed Central Steam Heat site by BIG - (and also like Vancouver House) in being comprised of offset and protruding bay windows.

- Great!! that there are no residential windows facing BC Place.

- The podium looks to have 3 levels of commercial space (?)

- Would have been nice for an office tower but the site is too remote from the CBD, and there will already be the 2 hotels at the Parq, so hotel space would not make sense.

- Note that the top left pic below shows that the stadium exterior concourse is blocked by the building's podium.
The concourse will divert to the Georgia St. extension.
The gates to the south of the blockage will exit to a cramped area (like behind the Parq) and disgorge to stairs down to Pacific Blvd and it looks like there may be a passage to the Georgia St. extension too.

the curved white podium reminds me of some sort of ikea/apple product gone wrong (but I like it!)

Dislike most things about this design except for the massing in relation to BC Place. Why wasn't there a similar "impact study" with the Parc, which is basically a wall shrouding the entire south/west corner of the stadium's iconic roof?

I see PHASE 1 and PHASE 2 listed there....is that for the retail I imagine?

The technical answer is; it doesn't (yet).

Page 57 of the Draft Plan for North East False Creek explains how it might be possible, if the Plan is approved. "The significance of the new intersection of Georgia Street and Pacific Boulevard warrants consideration of a strategic intervention to the Council-approved View Cone 9.1 (Cambie Street to North Shore Mountains) which limits buildings in this area to approximately 300 ft. in height. The new intersection will mark the meeting of city and water, and the urban connection of Vancouver’s prime ceremonial street with Pacific Boulevard, False Creek and neighbourhoods to the east. It will be a focal point of the regionally significant Events and Entertainment district at the juncture of the two stadiums. Allowing the buildings immediately adjacent to this intersection to exceed the View Cone to a height of approximately 425 ft. would mark the significance of this place and act as counterpoint in the skyline to the tallest towers at 1100 block Georgia Street. This height would punctuate the skyline without exceeding the line of the mountains as viewed from the Cambie Street viewpoint origin."

The Aquilini towers - or at least the first two - went ahead when the company knew there would be a plan developed for the area, but not how long it might take, or what it might say. So they presumably preferred to build what they could, and finish sooner, rather than wait and see whether they might get more. As they're such tight sites, it might have been difficult to get much more parking that a larger building might have required anyway.
