Impressive bulk and height for the area.

Wow. This thing is getting better treatment than I imagined. Maybe being an "elite private school" carries benefits. Or maybe somebody with power in the Planning Dept. sends a kid there. |

Apparently it's grown taller by 45 ft. |
Some better renderings courtesy of discovery by Jerry of San Fran. And the best part: It keeps getting taller. 320 FT-->365 FT-->397 FT (now, incl parapet)

Some stats on the project:
- 37 floors, 396 ft, mixed use - 345 apartments, with 249 studios or one-bedroom apartments, 52 two-bedrooms, and 35 three-bedroom units - 20% of the residences will be sold as affordable - Parking: 111 vehicles, 162 bicycles for residents, and 144 bicycles for the school - 5 story podium that will house the high school (4,130 square foot assembly room, library, adjacent reading rooms, 35 classrooms, sciences labs, two maker spaces, and a roof terrace on the fifth floor, 68 feet above the street) |
The renderings above that depict all the other towers coming to the area, they're just gems in their own right. I appreciate any optimism about these towers all being seen to completion.

But I am encouraged that the subject of this thread has the school in the podium. For the school to be involved suggests to me it's likely to get built--I doubt they would get involved with something that's "pie in the sky" I wouldn't think. Other examples of towers with significant non-retail uses on lower floors--706 Mission (Mexican Museum) and 30 Otis (SF Ballet School)--are among recent projects that moved along expeditiously, seemingly in spite of economic conditions. |
although the least interesting visually among the Hub towers, further activating this block will help a good deal to bridge the still-perceptible gap from Hub to Hayes Valley.
side note: if this is the next Hub project to get going, I will find it funny that, of all the development that has happened here so far, none has actually been on any of the four corners of The Hub Itself, i.e., the intersection of Market and Van Ness. total nibble around the edges |

Seems like a fair proposition to me. Hopefully they can liven up the design a little bit too with the next rendition.

yay, taller!

Just for funsies, DTLA currently only has 35 such buildings 400 ft or taller. |

New renders, per SFYIMBY:

I find it interesting how almost all of the recent and proposed towers for the Hub area have atypical crowns. This area will look amazing at full build-out. |
