Burlington builder's 'modernistic' condo project riles local residents

A Burlington developer heard strong opposition from Alton neighbourhood residents last Tuesday night about plans to build 691 residential units as part of a project that includes two 19-storey towers.

The proposed application by Adi Development Group is for a 4.96-acre property on Thomas Alton Boulevard just off Appleby Line, and includes nearly 200 townhouse units, 498 condominium apartments and four levels in total of underground parking.

Shane Cooney, vice-president of development for the company, described the architectural vision for the site as being “modernistic,” similar to the other projects they’ve completed in Burlington.

“One of the things we definitely focus on at Adi Developments is design,” Cooney said. “We’ve shown some of the examples of what we’re proposing there (on Thomas Alton) and it’s a little bit more modernistic, kind of in keeping in tune with what we’ve proposed elsewhere in the City of Burlington.”

Adi acquired the land from Emery Homes after that company backed away from plans last December to develop 234 units on the plot.

Discussions between Adi and the city about its proposal began in March 2015.

“We had to obviously take a look at something fresh and new and try and add our take onto it, too,” Cooney told the Post about acquiring the land from Emery.

Under the City of Burlington’s Official Plan, the maximum building height allowed on the site is only 10 storeys, and the residential density is set at 185 units per hectare.

Adi is seeking amendments to the policy and zoning bylaw to allow the condo towers, and an overall density on the site of 344 units per hectare, among other site-specific changes.

Most of the approximately 30 local residents who attended two-hour meeting at Corpus Christi S.S. were less than optimistic about having such a development in their neighbourhood.
