Work on King West development won't start for at least six months http://media.zuza.com/d/8/d8023c16-d...___Content.jpg By Craig Campbell | November 6, 2015 New owners of the former Tammy’s Place restaurant on King Street West in central Dundas plan to move ahead with approved condominium development plans late next year. Gino Luce, who bought 336-338 King St. W. with business partner Maurizio Testa on October 20 for $725,000, said the empty restaurant building will be demolished in about six months. Luce said last week the project will follow the current zoning, which permits a four story building with 13 residential and two commercial units, plus 18 parking spaces. Luce and Testa operate Ashley Custom Homes, which has operated from a Downtown Dundas location – just down the street from the Tammy’s property – for approximately two years. “In six months, maybe, we’re going to have more information,” Luce said. The purchase price was $174,900 less than the original list price of $899,900 when the property went on the market 13 months ago. Previous owner Scott Oldham had just finalized a rezoning of the property a year ago by settling an Ontario Municipal Board appeal with a neighbor of the site. “I’ve accomplished what I set out to do, and that is rezone the property. It is in place now,” Oldham said, last fall. “Now I have something I can market.” City of Hamilton planning manager Edward John said a site plan application is still required for the planned development. |

Units not yet for sale at 338 King St. W. http://i.imgur.com/jqDyl5N.jpg By Craig Campbell | January 20, 2017 A Hamilton Conservation Authority review of plans for residential redevelopment of the former Tammy's Place restaurant property on King Street West is still required before the project can take its next steps. When the HCA issues a development permit to Ashley Custom Homes, the site plan can be formally approved and the owners of 336-338 King St. W. can apply for demolition and building permits to remove the former restaurant and construct the approved four story building with 13 residential units, two ground floor commercial units and 18 underground parking spaces. But Maurizio Testa and Gino Luce of Ashley Custom Homes are also waiting for approval from Tarion, Ontario's new home warranty protection provider. Although a sign is on the property advertising residential units, they can not actually sell any yet - but can collect names of potential future buyers to follow up with once all approvals are actually in place. Testa and Luce bought the property in October 2015 for $725,000. Luce had hoped to have the building demolished within six months. With approved zoning already in place before the property sale, the new owners finally submitted a site plan application one year later. Residential units are being advertised starting at $369,900 - with 13 available. The Hamilton Conservation Authority has not yet submitted formal comments to the city on the site plan application. Ashley Custom Homes must also pay an application fee to the HCA. |
