Riverside condo plan reborn as apartments
Failed project along I-35 gets new life; will have 300 units and four buildings

A Dallas firm plans to build a 300-unit apartment complex to replace a failed condominium project on Interstate 35 and East Riverside Drive.

The developer, CDK Riverside LLC, intends to stick to the previous plan for the project, which called for four buildings and underground parking on 4 acres of land on Lady Bird Lake.

Michael Whellan, an Austin lawyer for CDK Riverside, said the project — called CityView — will include two five-story buildings closest to the lake, plus one 9-story and one 11-story building.

Constellation had pledged $350,000 to help extend the hike-and-bike trail across its property — although no money was ever paid — and Whellan said CDK will pledge that same amount.

I would love to know what this will look like. Any chance they kept the design? It was a nice condo project. Hope it is not a generic Apt complex at the southern gateway to downtown. Fingers crossed.

The design has definitely changed. Also more units.

From the article it says that the outside has remained completely the same.

"From the outside looking in, you wouldn't know anything had changed," Smith said.

However they have basically doubled the units. It will be interesting to see how that works, but with the foundation in place, it would seem that it would be pretty hard to make major alterations to the overall foot print of the building.

Once they get rolling with it, I'm wanting to go over to their site and ask for the building heights. I can't find the developer's website. One link which is supposed to list their phone number is dead. And also there's another suburban style apartment project in Austin called CityView, so that'll make it hard to track down. So I'll probably just have to visit them.

I'm kind of surprised they went with that name being that there's an existing property with that name.

It's rolling. It's been rolling for a few weeks now with escavators and tractor trailers moving soil out every half hour or so.

I took the hike & bike trail east of I-35 last week for some photos from the north shore. Here are the results. The project is impressive.

^yup, they are the true pioneers (along with amli's development there) of east riverside, now lets get a line of 6-15 story building on both sides...

wow that is actually looking pretty awesome. i didn't think it would look that nice. can't wait to see it done.

Driving east on Riverside past the Crab Shack, I like how the 12 story tower portion sticks out above the tree line. When I got to the I35 RS intersection and saw the scope of the whole project, I think my exact words were "holy shit"! Really impressive.

This is just 300 units? This seems more massive in person.

NIMBYs bitched too much about this project in its original form and prevented it from being what it should have been.

Yeah, it could have been bigger and taller, but I'm not disappointed on how this is turning out. It will look great from 35 northbound and from the lake.

I got the building heights for it.

RiverView Austin Apartments Building C - 138 feet - 11 floors (he told me 11 floors, I thought it was 12).

RiverView Austin Apartments Building D - 102 feet - 9 floors

RiverView Austin Apartments Building A - 73 feet - 5 floors

RiverView Austin Apartments Building B - 73 feet - 5 floors

The tallest building in the development will be the 89th tallest building in Austin ranked between the IBM office buildings on Burnet Road in North Austin and the Radisson Plaza Hotel in downtown on Cesar Chavez Street.

Cool, so we will have 2 buildings over 100ft. south of the river.
