Italian-Russian Duo Tease 70-Story ‘Ultra Luxury’ Brickell Tower

Measuring Up Miami's Towers Vying for Super-Tall Status

Ugo Colombo’s 830 Brickell is back on the market

Previously, entities linked to developers Renzo Renzi and his brother Pasquale Renzi had planned the Beacon of Brickell Tower on the site. Colombo and other CMC executives were not available for comment on Wednesday, according to their spokesperson. CMC’s partner on the property for sale is Russian developer Vlad Doronin, who is also CMC’s partner on Brickell Flatiron, at 1001 South Miami Avenue.

Sales for the 60-story, 552-unit condo tower launched in April 2014. A second Brickell Flatiron tower was originally planned for the site. “The partnership just decided it was in the best interest of the partnership to sell the property,” CBRE’s Given said. The Brickell area near Brickell City Centre is packed with proposed condo projects. In a 10-block stretch on South Miami Avenue, from Fourth Street to 14th Street, 17 towers with 5,500 units are planned, said Peter Zalewski, principal of Condo Vultures and a columnist for TRD. Colombo’s attempt to sell the property, which is referred to as Brickell Flatiron II, is a sign the market is changing, Zalewski said.

Ugo Colombo and Vlad Doronin swap ownership of Brickell land

For reasons undisclosed, Colombo and Doronin have traded their ownership rights on both properties. Colombo’s CMC Group is now the outright owner of Brickell Flatiron, while Doronin holds the title for the assemblage at 830 Southeast 1st Avenue, according to Colombo’s spokesperson. The financial details of the deal were not disclosed.

“CMC Group and Capital Group had planned to co-develop the 830 Southeast 1st Avenue and Brickell Flatiron sites,” CMC spokesperson Tadd Schwartz told The Real Deal. “The two firms have since finalized an agreement under which Capital Group will control the 830 site, and CMC group will develop Brickell Flatiron independently.”

Since launching sales in April 2014, Flatiron has sold about 45 percent of its 548 units, according to fourth quarter data from the most recent ISG Miami Report. The project has yet to break ground but is expected to do so in March of this year.

In May 2015, Colombo and Doronin put the 0.8-acre assemblage of land at 830 Southeast 1st Avenue on the market with brokerage CBRE. The site sits directly next to Related Group’s upcoming SLS Lux project, and at the time was expected to fetch around $50 million, based on comparable land sales.

CMC Group acquired the land for an undisclosed amount in July 2013, according to Miami-Dade property records. The property had been purchased out of bankruptcy by Oleg Baibakov, a Russian oligarch. The demolition permit does not include the Chicken Kitchen building, which is owned by the same developer but still operating.

The developer is planning a 712-foot tower with retail and luxury residential, their website states.

The address is wrong. It should be 830 SE 1st. Avenue not Brickell Avenue.
Also NXT says "renderings of a ricardo bofill/revuelta tower once designed for the site" so the renderings posted above may not be current.

839-Foot Tower Proposed For Oko Property Across From Brickell City Centre

On August 22, plans were filed with the Federal Aviation Administration to build a tower that will rise 834 feet above ground, or 839 feet above sea level. Review by the agency is now underway.

Those plans are significantly taller than the 712-foot tower once proposed for the site, known as 830 Brickell. The developers had previously said it would include 70 stories of luxury residential and retail.

The tower would be built across from Brickell City Centre. Russian developer Oko Group, which is also developing the 649-foot Missona Baia tower and the 579-foot Una tower, owns the property.

Last year, the developer demolished a structure on the site (a Chicken Kitchen building remains on the property, but is slated for demolition). Soil testing was seen being conducted soon after.

On a side note, if built at the current proposed height given the latest news, this would be the 2nd tallest in the city. 1st being Panorama and 3rd being Aston Martin. That'll change as Sterling would become the tallest in the city if build now... and the the odds are looking favorably for Sterling. The rankings might change in the next 2-3 years.

Survey Of Site Across From Brickell City Centre Where 839-Foot Tower Planned

The new building could become the second tallest in Miami. A pending FAA application lists the building height at 834 feet above ground, or 839 feet above sea level. The only building in Florida that is now taller is Brickell’s Panorama Tower (although excavation is underway at the 1,049-foot Skyrise site, and several other buildings are planned above 1,000 feet).

Keep in mind the mixture of different functionalities and the type of office space (A,B,C). Not everyone wants Class A space. There is also demand for Class B office space.

World Center Miami is adding 500k of office space. Panorama Tower added up to 100k of office space.

With the functionalities, not all office space is created equally. Just because there might not be as much demand with finance, doesn't mean that the office space can't cater to medical for example.

If the demand wasn't there, we wouldn't be seeing so many developments rise, some which include office functionality.

Rest assured that risk is calculated. Kinda why a lot of Miami projects in the past have been on-hold, shelved, or reduced in size.

The events occurring show confidence and risk acceptance.

It doesn't have to ALL be leased right away either.

This has a tentative completion date of either Q1 or Q2 2021. The 146,000 square feet IMO should serve as a big confidence boost. I think smaller scale leases will do wonders, as to not overshoot for the big players. They can start u/c, and work on getting more leases.

ADRIAN SMITH + GORDON GILL ARCHITECTURE DESIGNING 888 BRICKELL PLAZA OFFICE TOWER

This will be Miami's new tallest. CTUH has this as 2m taller than Panorama Tower. Aston Marin Residences is also rising, and will be the 3rd tallest at 249m.

MIAMI’S SECOND TALLEST OFFICE TOWER WILL HAVE A FACADE THAT MOVES IN THE BREEZE

Yeah I think its a typo. This was FAA approved for 834 ft. Probably some editor amped up on coffee and other illicit things smashing the keyboard excitement, and hit the 7 instead of the 8.
