Could be more iconic but it’s definitely better than the last proposal... you can see a little Art Deco inspiration in there as well. Loving all the glass, after seeing those stucco looking panels done on the new navy HQs I’m kinda glad this entire lot won’t look like it haha

I'm liking the new MPG renderings!

If the City had thought about this a little better instead of getting wound up in the whole 101 Ash fiasco (I know, it's asking a lot), perhaps it could have negotiated the groundwork for a modest but respectable new City Hall on the bayfront (can't be perceived as too expensive like that old City Hall plan 10 years ago) to complement the historic County Building and replace the horrendous "Community Concourse". Oh well...

Like others have already said, the new design looks much better than the dated 90s project that was originally approved. Given its high profile location, I just wish it could be more iconic. We can only hope that the nighttime lighting will be unique.

Here are a couple more renderings from the IQHQ website (Now called The RaDD). It appears the development will have the same step down in height starting at Broadway Ave.

And I’m sure the design will change overtime... it always happens. Hopefully with less haircuts and a more iconic design given its prominent location at our front door welcoming those coming from international waters.

I don't get it the huge Biotech guy paid 1.5 Billion for that?
 
All I see are a couple of stumpy office buildings that look like they belong in Sorrento Mesa, why would he pay so much for that little amount of office space?

That old city hall plan that was deemed “too expensive” years ago would have ended-up saving the city a TON of money in the long run.

The mess the city is in was very predictable. They knew their negotiated lease rates were going to skyrocket when they expired, and I was making that exact argument on here a decade ago. I should see if I can find the comments from when that proposal was up LOL.

To me the important thing is what the project will bring to downtown. Architecture aside, if they really are successful in creating a biotech hub downtown that will be a game changer as far as additional development it will be a catalyst to.

Manchester’s original project was doomed to failure. More hotels, etc etc .. the same stuff that’s already saturating downtown. In order to get to the next level, downtown MUST diversify. I think we’ve already reached the limit to what is sustainable simply on convention center tourism. In order for high end projects like the Ritz 7th/Market to not just get built but to actually survive, we need the new Horton plaza tech hub and this biotech hub to succeed otherwise downtown isn’t going to reach that next level of development.

I am happier with the current design than a goddamn parking lot.

There's no funding for the original project. COVID killed it. It's dead. Whether or not anyone prefers it to the new design is irrelevant to what gets built. So, I look at the current project on its own merits.

On that account it has some good points. It finally fills the gap in our skyline. The architecture isn't horrible. A new job center will encourage building on nearby sites, like the Bosa block and the Office Depot. And it's going to be built now. Not 10 years from now, maybe, if the financing goes well... it's going to start construction the moment the ink dries. Better than leaving it a dirt patch for another 30 years.

These buildings are totally underwhelming. If its trying to create a HUB of tech hopefully it does better than the IDEA District. At least there is the Seaport tower to the south that might happen.

I don’t even think this will be the final design lol it’s still so early on. I’m sure some things will change.. some buildings look different on some pictures

No doubt our city is short-sighted. But the actual cost for the "too expensive" proposal ten years ago would still end up costing too much. The city - unlike the county - is never strategic or bright. They could have sold any land they have downtown (can't recall if they own the land under civic concourse) for private development and - like the county - moved to one of our underserved and or underdeveloped areas and built a state of the art government campus like the county did in Kearney Mesa. Cities need to manage themselves efficiently - not build grand edifices - leave that up to the private sector! Instead we get neither a new building nor an economic benefit and get an old building draining the city of cash! So on brand for San Diego.
