It seem's like almost every tower in Nashville has been sold this past year. Investors are going nuts trying to get a piece of the pie, and that's a real good sign...

Midtown site attracts significant attention

The owner of a key collection of parcels running along the west side of 17th Avenue between Broadway and Division Street in Midtown is receiving significant interest from prospective buyers.

Demolition of no fewer than seven structures, some of architectural noteworthiness, would be required to make way for new construction.
Something interesting in that article that I didn't know about was that Southern Land once had this property under contract, but the deal didn't materialize. I wonder if this was once a site chosen for the Southern Land Green Hills tower? Would have been nice to see that tower there instead of outside the core.

Planned Hume-Fogg gym to feature contemporary design

A recently released image of the gymnasium planned for Hume-Fogg Academic Magnet High School shows a very contemporary exterior design — and one that should provide nice contrast to the historic downtown stone structure.
Nashville-based Kline Swinney Associates designed the gym for the Metropolitan Nashville Public Schools. Work should begin in early 2014.

Another story about WES on the news.

West End Summit negotiations 'delicate,' HCA jobs stay
http://www.wkrn.com/story/23458442/w...cate-hca-stays

According to this story, the source of the funding is a two part deal. One part from lenders, (that's already in place) and the other part is coming from an unnamed equity partner. Apparently the terms of the deal between AP and the equity partner are what's holding everything up.

So let's look at what we have here. The project has a huge anchor tenant signed and ready to move in, has funding already in place from lenders, has the hole already dug, has incentives from the city, hotel signed on and ready to go, and two bickering partners who can't iron out the details. If this doesn't happen, it would be a fail of epic proportions.

I know I keep flip flopping about my feeling's as to whether this will happen or not, but after hearing that he has funding in place from lenders already, and that he has teamed up with a partner (even though they can't seem to work out the details yet) I'm feeling pretty confident again that this will indeed happen, and happen very soon. I just can't see it failing at this point. I just cant...

How do you feel about the design? I know some people aren't really feeling it, saying it's too modern. I rather like the fact that they are mixing a modern design with the old building...

arkitekte Sep 18, 2013 6:34 PM

^Yeah...it's also pretty much the only feasible option within a somewhat reasonable budget.

Same here. I feel that Nashville needs to continue with its modern/post-modern architecture that some of the designs have, such as 505CST. It keeps Nashville up to date with other major architecture advancements around the country and the world.

Look at London, for example. They have the historic, tourist attraction buildings in central London. However they also have buildings (the Shard and "the egg") that bring the city into the 21st century.

http://www.despoke.com/wp-content/up...65_964x638.jpg

It would be so cool if Nashville kept its "Honky Tonk" district around Broadway but mixed it with some modern flare and then have some more modernity around the SoBro area.

I think the cool design of the gym will also make the students of Hume Fogg appreciate the school that much more. Some students at MLK always complained about how old and decrepit the building was, not taking into account its historic importance. If MLK got an update this huge, it would change the moral of those students.

I just looked at this article since you mentioned him.

He has a few points about sustainability, but knowing first hand (being in an architecture program at UTK - where the professors are teaching us about sustainability) that architects and engineers are moving at a rapid rate towards sustainability makes his claims almost null.

I guess you will always have people who believe that the way architecture was when they were growing up is the way it should stay.

Yeah, and it should to a certain extent in various locations, but overall if done in a tasteful manner that doesn't overpower the surrounding original structures its not bad. What a lot of us in the architecture world often forget is that a lot of people (including myself most of the time) prefer to live, eat, and play in more traditional or historic structures.

Unless Palmer is trying to save his already tarnished reputation, why would you be a thorn in the side to your own project. He's tried all of these years to get these towers built, and now when he has TIF funding, leases signed, and the contractor ready to go he's essentially the one holding the project back by not agreeing with the financial partner he has on board now who probably is his only chance at actually building WES.

Pride maybe?...

Could be he is just being too stubborn and unrealstic, or maybe just too greedy. Who know's really. I do believe that once he realizes that he is about to lose it all, and that this is his final shot, he will come to his senses and agree to whatever term's he can get just to get it done. I also believe that it's crunch time and he know's it, and that's why I think that the deal will be done soon.

This is just speculation on my part obviously, but I really don't see him throwing it all away, and this deal not coming together. There is just too much on the table, and too much going for this project to fail. Everyone seem's to be on board but him, and I think that with all this news coming out recently it will push him to get it done.

I predict that we hear about a start date within a month...:runaway:

I agree with what you're saying. I don't necessarily outright doubt that the project can't be built, I just think some of the things that you pointed out might make it slip. Palmer (or whoever) keeps beating around the bush in a dispute about various parts of the financing (which isn't a bad thing, especially when this much money is involved), but the real question is how long will HCA wait for this game to be played out. Even with the hotel, TIF, and another financing partner, none of this happens if HCA gets mad and runs to OneCity.

Also, can you post those update photos you mentioned earlier this week? Thanks in advance.

For what it's worth, this was said in the article/video.

A source familiar with the project said the hospital giant will likely wait to see if Palmer can work out its financing before it decides to go elsewhere in Nashville.

I only took a few pictures with my phone as we left, and I was pretty hammered lol. They didn't come out all that great, and wasn't gonna bother posting them. I only took 5 picture's total, and two of them were a bus stop...:haha::facepalm: Oh what a fun day that was! I would post a picture of my wife with Blake Shelton, (as she had a meet and greet with him) but she would probably kill me if she knew I was posting pics of her. Lol!

When we came up on it coming down 2nd street and then turning left onto KVB, I was so fixated on how terrible the wall was, that I forgot to even see if the sign was up on the front.

Look's like the Buckingham project is getting ready to start.

Here is the new rendering. Personally, I like this new rendering better then the older one.

Buckingham development on 21st Ave. S. across from Vanderbilt moves ahead
Work may start soon for large $120 million-plus mixed-use project

http://www.tennessean.com/article/20...095/BUSINESS02
Quote:

The Indianapolis-based developer planning a large mixed-use development on 21st Avenue South across from Vanderbilt’s campus hopes to pull permits and start utility work and demolition within weeks, according to its lawyer.
Last week, Buckingham Cos. filed its final site plan for the $120 million-plus project with Metro’s planning department. Approval would allow the developer to obtain building and grading permits.
Overall, the development Buckingham plans on nearly 2 acres would include a roughly 180-room hotel, 350 apartment units and 39,130 square feet of restaurant and retail space, according to the filing.
Number of rooms for hotel increases
Quote:

Among changes included in the final submission from Buckingham and the LaGasse family, the number of hotel rooms increased from 165, while the building area stayed the same.
Quote:

Buckingham also said it has been working with Metro’s Department of Public Works on roadway improvements consistent with the traffic study the company submitted to the agency last fall. Two access points on 21st Avenue and Broadway are planned to connect common lobbies of the hotel. Meanwhile, the residential tower and the retail venues along 21st Avenue and Division Street will have additional storefront entrances directly into the leased space.
Quote:

To make way for construction, the existing structures would be demolished, including the former Mario’s Restaurant site and the building that housed the former Nick & Rudy’s and Varsity Grille restaurant.
